Resin Injection vs Structural Underpinning - Which is Best?

Cracks in the walls, specifically those that are located near doors and windows, are indicators that the building has foundation problems. Generally, these are the result of subsidence.

There are a couple of different reasons for this, and also two main ways of fixing it. Some choose to go for a resin injection, and others will opt for structural underpinning to correct the problem. Which of the two methods is best? Let’s take a look.

What Causes Subsidence?

So, traditionally, what causes subsidence? Well, it can be the result of a couple of different situations. First of all, a neighbouring construction project might affect the overall integrity of the building, which means that subsidence begins to set in. Alternatively, it can point to soil which is either too wet or even too dry - both are extremes that affect the structure of your foundations.

What is Structural Underpinning?

So one method which is employed to try and fix the problems caused by weak foundations is structural underpinning,

Basically, with this method you’ll find that the goal is to increase how deep the foundation is in order to extend it to a stronger patch of soil.

This is accomplished by digging beneath the structure, and then pouring concrete into the newly created spaces. This process creates new foundations underneath the original, which serve to strengthen the building.

What is a Resin Injection?

So at the other end of the scale you’ve got a resin injection, which is another method used to repair the damage in this situation. It is a newer method, and has been employed globally for 20 years.

Ultimately, as one might suspect when it comes to an injection, it involves injecting resin directly into the existing foundations. Once the resin is placed inside the soil, it will expand and compress all of the existing soil, and fill in voids and cracks at the same time.

Which is Best?

So we have two methods here - the firmly established and the new innovation. Which of the two is best? If you were a homeowner, which one should you go for?

Resin injection is considered to be the superior method by far. First of all, it doesn’t require any excavation, minimising disruption, and it also does not require as much time. Homeowners don’t have to leave the property during the process either, making this a far superior offering.

Final Thoughts

As a new form of innovation, the resin injection is the better option for repairing structural damages or problems. The process is easy to do and doesn’t require a lot of investment, and also requires no digging at all. This makes it a great tool for people who want to get the best results, but also don’t want to have to deal with major building work. There will be some situations where the structural underpinning could have value, but in the majority of commercial and domestic situations, the resin injection is the clear favourite.
